About Us

Anglian Home Surveyors is owned by Senior Surveyor Raphael Stipic, an established and independent Residential Building Surveyor and Project Manager. Raphael provides surveying and build project management services throughout Suffolk, Cambridgeshire and Essex. Raphael is also an active board member of the Residential Property Surveyors Association, responsible for the Eastern England region.

Home buyer building surveys

Our home buyer building surveys are for properties built post 1850 that are in an average or better condition and that are of a standard construction type.
It's a scary fact that nearly 80% of buyers don't check that their property is safe or what work needs doing.

Listed/cherished building surveys

These surveys are for historic, larger, listed, unusual, cherished properties that require more attention to detail.
When purchasing this type of building, it is essential to obtain independent specialist advice from someone who understands traditional building techniques. Surveying old buildings requires a completely different approach, as many older buildings have defects which have run with them for many years, while others have been spoilt by inappropriate repairs in the past, or over-restoration. Informed sensible advice is therefore of the utmost importance.
With a background of training with English Heritage and The Society for the Protection of Ancient Buildings (SPAB), our Senior Surveyor Raphael Stipic is able to advise clients on the condition, care and repair of historic buildings.
The survey itself can take on average eight hours to undertake although with the additional historic research, collation of all relevant information and production of the report, this can take several days to complete. The report is approximately 50–60 pages long with detailed photographs and useful summaries for estate agents and conveyancers.
Routine maintenance of this type of building is essential. The report provides detailed descriptions of repairs required and the type of works necessary, indicating where further professional advice is required.

Building defect reports

Our building defect reports are brief reports which focus mainly on major issues identified by the client, confirming the surveyor's findings and outlining any remedial works. The building defect report is not a substitute for a full building survey and will only cover defects within the client's scope.
This type of report is particularly useful in providing a guide to anyone contemplating the purchase of a property for renovation or repair, or for any home owner, builder or architect wanting to understand the extent of the defect and the related remedial works.

Party wall matters

The Party Wall Etc. Act 1996
The Party Wall Etc. Act 1996 (The Act) makes provision for dealing with works that are likely to affect party walls, and has been extended to include excavations within close proximity to neighbouring structures. The Act is intended to enable works to proceed reasonably and considerately. It is a complex legal document that should be considered whenever works are proposed to party walls or within close proximity to any structure.

Residential and landlords Energy Performance Certificates (EPCs)

We are all aware that global warming is becoming a very important factor in our lives, and we are also very aware that energy prices have increased massively of late. Domestic properties account for approximately one-third of all the UK's carbon dioxide (CO2) emissions, and this is seen as a major contributor to global warming.

Testimonials

Dear Raphael, I would like to take this opportunity to thank you very much for the two pieces of work you have carried out for me. I have often heard you talk about the difference between a normal mortgage valuation and a survey, and the first work you did for me was to survey an old clunch cottage my wife and I were looking to buy in Burwell. We had some rough ideas as to what issues may be lurking but your incredibly thorough report revealed more than we were previously aware of. The upshot was that we withdrew from the purchase and believe that the benefit to us of engaging you was probably to save us thousands over the coming few years. The second piece of work was to carry out a Building Condition Survey for my business premises. Again, the work performed was very thorough and was backed up by a comprehensive report. The result of it means that I have renewed my lease aware of a few potential issues which can be addressed when funds allow. I will certainly not hesitate your services to both clients and friends whenever I can.

Richard Brookes, Tax Assist Accountants

The survey itself was comprehensive and extremely thorough. It was also in plain language and so easily understood. Raphael not only explained the process and choices beforehand, but followed up by talking us through his findings. We had every confidence that we were well informed about the property’s strengths and weaknesses, and that we knew what we were letting ourselves in for. You couldn’t really ask for more.

Michael, Castle Camps
