Had an overnight stay at a reduced price due to boiler breakdown. Staff very helpful and friendly but rooms in dire need of upgrading. Bedding and towels clean but carpets very badly stained. Light over mirror in en-suite not working, mirror broken, no remote for tv, tea still in pot from previous occupier and saucer and teaspoon stained, no milk provided for tea/coffee making. Breakfast not great - scrambled egg well over cooked to dryness, potato scone not cooked, beans dried out etc. So 2 stars for staff friendliness and this may be a blip as I believe they have just taken this place over but to charge £65 per night is appalling for a hotel in this state. The Edinburgh owners say they will be refurbishing it - until then take care!!
