I have just concluded a deal to buy a property as a buytolet investment. The original valuation survey was done by Kenneth Silver of this firm. He declined to provide a rental valuation on the original valuation. Due to the age of the original valuation, a refreshed survey was needed. Mr Silver was asked to provide a rental valuation on the refresh. He declined to do so. questions 1. Given the high volume of properties purchased as buytolets and given Mr Silver will know that it is not possible to get a buytolet mortgage without a rental valuation..why no valuation on original survey. 2. Given the request for refreshed survey and reason behind it, Mr Silver will have known that the refreshed survey (which he will have been also paid for) is largely useless without a rental valuation. so why no valuation to allow us to proceed. I do understand there are regulations behind refreshed surveys however a friend who works for Shepherds confirmed he would have added a valuation on the refreshed report just to help out, esp given that the firm will have gained 2 x survey fees already. If someone was being cynical, I guess it could be noticed that the surveyor's premises are in Rubislaw Den, which will not come cheap. Now Mr Silver has created a situation where yet another valuation will require to be carried out, and perhaps this would be an opportunity for another valuation fee for his firm????? It is interesting to reflect that eg. should an unemployed person get a few extra GBP for cleaning windows society wants to throw away the key, yet if someone acts with collar and tie they can do whatever they like in order to line pockets
