Our company is built on the principles of providing reliable and professional service. The inspectors we use are friendly and approachable, appropriately accredited and insured. We complete most of our commissions within 24 hours-EPC and whithin 2 days of site visit for inventories and provide accurate, detailed and professionally accredited documentation.

Inventory Reports

The inventory report gives a complete record of the interior, furniture, fixtures and fittings of the property including any outside space. We provide digital photos detailing each room and focusing on items of value or on specific defects. We also offer discounted rates when an Inventory is carried out at the same time as a Check-In report.

Home Condition Surveys

A Home Condition Survey contains physical data about the property and lists necessary repair works and potential problems. There is also a section which provides you with advice for your Solicitors and a clear summary of the key risks associated with the purchase.

The report uses the red, amber, green colour coding system to rate individual elements of the property and highlight any areas of concern. The report covers all aspects of the property, risks and legal considerations. The Home Condition survey will provide you with an overview that will help you understand the construction of the property you are buying, any serious problems needing attention, and any areas of further investigations that need to be undertaken prior to commitment to purchase

At present, HCS is not a legally required document. It, however, enhances the chance for a quick sale as it reduces the risk of unexpected repair bills and potential problems.
