DO NOT USE THIS SURVEYOR! We used this one based on google reviews. I would recommend anyone wants to use this surveyor to have a second thought. After given the wrong advice, we face 12.5K bill to replace until roof surface (tiles and sky windows) due to leaks on the roof. We got quote from 10 roofers and all said the covering for the roof is WRONG for 7 degree pitched roof surface. When anyone is in this situation, you will be left alone since it is impossible to make complaints or get any compensations from this surveyor. They are extremely incompetent and little knowledge about houses. We have recently been experiencing some leaking through the ceiling of our rear kitchen extension. We also started to see water penetration through kitchen cupboards on one of the sidewall at the rear kitchen extension. Before we purchased the property we had a survey carried out and the survey listed the roof coverings as category 1, i.e. "Elements with no current issues". I have attached the section of the survey relating to roof coverings below, with the paragraph relating to the rear extension highlighted. However, I believe that his advice was not correct for the following reasons: 1. The report says: "when these elements are renewed, the roof should be covered with a material more suitable for shallower pitches", and the paragraph above also says that a different part of the roof does not need to be renewed for next 20 years. This implies that nothing needs doing to the roof at the moment. However, we have spoken to several roofers since the leak began and they all said that the roof has not been done correctly and the roofing material needs to be replaced as soon as possible. 2. The report says: "Due to the relatively sheltered position of the roof, it is unlikely to be at risk of significant water penetration". First, the roof is completely open to weather coming from the south, so I am not sure if it is fair to describe its position as sheltered. Also, what does "significant" mean? We have been seeing water dripping down from the roof - would this not count as significant water penetration? 3. At the end of the report, he states that no further investigation is required. We consider that this is misleading. 4. After receiving the report, we called the surveyor to discuss the report and he did not flag any issues which would be significant enough to lead to a reduction in the property price. 5. The leak from the cupboard due to missing flash-band between the extension and the side wall. In summary, the survey did not suggest that anything is needed be doing to the roof at the time the survey was carried out. But now we are faced with completely replacing the roof which may cost up to £12.5k. If we had had this information following the survey then we would have definitely asked for the price of the property to be reduced. I would like to share my unpleasant experience with this surveyor and recommend anyone wants to use this one to give a second thought. As mentioned above, if you face any issue after the purchase, you will be left alone.
