We are an established, independent firm of Chartered Building Surveyors. We specialise in the survey and valuation of residential property, throughout East Anglia. We offer a bespoke service to suit our clients' specific requirements. Our surveyors have extensive experience in all aspects of the profession and we can act as Expert Witness and Party Wall Surveyors. We can advise on building defects and boundary disputes and we can also prepare detailed Schedules of Condition of all types of property. If we can not provide the service required, we probably know someone who can!
When purchasing a property, it is foolish to proceed without commissioning a survey by a Chartered Building Surveyor. At Anglia Building Surveys, we specialise in surveys of residential properties throughout East Anglia.
We undertake Building Surveys and Homebuyer Reports and can advise which type of survey is best suited to any given property.
There are various types of property valuation and as far as residential property is concerned, Market Valuations are usually based on the comparative method. We have wide experience of property values throughout the region and can advise thereon. We also undertake valuations for Probate and Taxation purposes and Reinstatement Valuations for Insurance purposes.
Defects arise in buildings and their cause is not always readily apparent to the untrained eye. We have wide experience in assessing defects and advising on the most appropriate form of dealing with them.
If you live in a semi-detached or terraced house, the wall that separates your property from your neighbour's house, is known as a party wall. The Party Wall etc. Act 1996 applies to most work that is carried out to such a wall and also to works on neighbouring properties that are within certain specified distances of one another. We are experienced in Party Wall matters and can provide initial advice, followed by a full Party Wall service, if necessary.
Unfortunately, legal disputes often arise in property-related matters and an expert witness testimony may be required in a court of law. We can provide this service, as our senior partner is an accredited Expert Witness.
He will be pleased to discuss any such matter and provide guidance on the most appropriate course of action to be taken in any individual case.
A Schedule of Condition is a detailed written record of the condition of a property, usually accompanied by photographs. It is often required at the commencement of a lease, so that, at the end of the lease, the property is returned to the landlord in the same condition. This usually protects the interests of both parties to the lease. It is also often used to record the condition of a property before works to an adjoining property commence, so that any damage caused by the works can be assessed, without dispute. We are experienced in preparing such schedules on all types of property.
All too often, a dispute arises over the position of a property's legal boundary. It is important to attempt to settle such a dispute, before litigation is entered in to, in order to avoid the costs of this. We can advise further and attempt to resolve the dispute and so avoid these costs.
