Been with them 2 years now and stying for final year lived in two of their houses 7 and 5 bed all good if things break they get sorted quickly. have friends living in a lot worse Would say they are one of the better landlords

Myself and 6 other girls and guys have just signed for a 2nd year. Reading through the rest of the reviews shocked us because we’ve had no issues with Glenwood! Genuinely feel like people just love to complain. A girl who lived with us a few years ago used to complain about everything in the house when it was hardly anything. We’re going into our second year with Glenwood and we all think they’re brilliant. Staff are nice, the house is perfect for us and anything that needs fixing gets done. Stop complaining people when you’ve probably got it alright!

DO NOT RENT FROM GLENWOOD The following review is an accurate review of Glenwood Property Investment, based on the treatment we received as second year students and hence may or may not be the same for future tenants. 1. A named representative of Glenwood pressured inexperienced and naïve students into a signing contract there and then by strongly implying that if we did not do so, we would lose the property and that time was running out…it was December 2017. 2. We were not permitted to enter the property until August 2018, despite the tenancy commencing June 2018, due to work being carried out on the kitchen. Upon raising this with Glenwood, we received an extremely hostile response, suggesting that we should be grateful for the work and that we were “hindering” the tenant landlord relationship. 3. The aforementioned kitchen was fitted incorrectly meaning water was able to go underneath the kitchen worktops as they weren’t sealed properly. This caused them to bevel and eventually chip through no fault of the tenants. Despite reporting this at the time and Glenwood claiming they would ‘investigate’, which never took place, they tried to charge £800 to replace a laminate kitchen worktop. Upon dispute of this charge they accused the tenants of “criminal damage” and threatened legal action. The kitchen worktops have not been replaced since despite charging us. 4. Glenwood provided faulty beds at the start of the tenancy whereby the bed’s legs were skewed. Date stamped photographs were taken upon moving in, showing the fault, and no further action was taken. Despite the condition of the beds not changing, shown in the incoming or outgoing inventories, Glenwood charged £180 to replace each bed. They threatened to take us to court once again which, as students, they knew we’d avoid due to our credit ratings being at risk. Furthermore, they refused to provide evidence for the charges. 5. The same as above was true for a desk, which had a small chip. This was again photographed upon moving in but Glenwood ignored the information and threatened to take the students to court. 6. On one occasion, Glenwood showed people around the house without informing any of the tenants, resulting in them entering the bedroom of a tenant whilst he was sleeping and without his permission. 7. Upon asking the managing director for her full name and the company ID as registered with company’s house, my email was completely ignored, casting doubt on the legality of the business. 8. When I wrote a similar, less detailed review on this website, Glenwood emailed me directly demanding I take the review down due to a clause in the contract (which ended many months before) stating no one can leave “negative” feedback. If they wish to contact me further, and threaten legal action again, I would like to remind Glenwood of the date the contract finished and that this accurate review shall not be taken down as requested. My final advice is simply DO NOT RENT with Glenwoods. They have conned not only us, but many other students we have spoken to, from money totalling thousands of pounds. They are bullish and in my personal opinion a rogue landlord.

Best landlords around. Actually do things by the book compared to our last landlord who didnt check our fire alarm once for example. Really nice people who have looked after us since we moved in and beforehand to be fair. 100% reccommend

I can honestly say these landlords are brilliant! They get repairs done quick enough and always keep us updated until its done. They brought us wine and face masks last week to say happy birthday to one of our housemates and the property manager knocks to see if we are okay if she is in the area! We are staying with Glenwood next year!

We went with Glenwood after looking at awful accommodation with other landlords. You will read the reviews first but when you actually meet them and stay in their house you will see they are really good. They are quick with any repairs we have and gave us new mattresses and curtains after asking for them thinking it would be a hastle like it was with our last landlord. Everyone is really quick to judge and make negative comments but we have a number of our friends that are with Glenwood and we will be staying with them next year and can't wait. If you go with Glenwood you'll see they are really good landlords and genuinely want to look after you and the property. We were recommended them by our friends last year and they had no issues and got the full deposit back! xx

I live with the lad who’s just reviewed and these landlords are sound. You won’t regret going with them at all, you get a decent house and they are on top of fixing things if it breaks. Property manager is sound and sorts what we need! Be realistic people on what your expectations are!!

I am finding Glenwood a breeze to be honest. All these reviews of people whinging aren’t giving you the true story because last year I lived with someone who caused us hell and wrote the agency a bad review when they hadn’t actually done anything it was just him being a crank. Glenwood have given us a really good house, they follow what they should be done and get jobs done that we report pretty quickly. They’ve been to ours with beers because they knew it was one of the lads birthdays. Honestly they are no problem. you’ll get a decent house with decent people looking after it.

To be fair these Landlords are really good! They pretty much do what you ask and if you need something they’ll sort it. They stopped by loads throughout the year just to see how we were which they didn’t have too: the houses are decent. We have stayed with them 2 years now and couldn’t really fault them

We live with Glenwood now moved in in August as mates lived in the house last year and they are ok. They cleaned and painted the house before we moved in and done the things we asked. Oven broken and they sorted it next day . Loads of agents and Landlords all over Smithdown and these are probably as good as any some of are mates live with them and they had an new kitchen fitted really good

Hi my daughter lived with this company for two years whilst studying at Liverpool University first in a 7 bed house and then in a 4 bed house both in the Smithdown Rd area of Liverpool, all the students tend to live in that area. I can not thank them enough great property and great service my daughter was first to move in and was meet at their house and shown how everything worked etc very useful as she was a first time renter. They had one or two this break during the course of the year and they fixed these with delay far better than my sons landlord at Newcastle. When she moved to a smaller house in her final year they where again excellent and the whole process run smoothly. We left the house clean and tidy and having paid all the rent received all of our deposit back. My second daughter is in first year now and she will definitely with staying with Glenwood, I just can’t believe some of the negative reviews on this site about Glenwood my experience as a mother has been totally different. Well done Glenwood you positively add to my daughter student life in Liverpool and provided excellent accommodation and allowed us bank of mum and dad to sleep easy knowing our daughter was in safe clean today accommodation 10 out of 10. Ahhh Glenwood, moved out last year but remember our awful experiences like it was yesterday. Their houses look nice and they will act super charming when they show you round. Then they’ll tell you the house is about to go to someone else and rush you into signing a contract as soon as. They only give you a copy of the contract when you sit down for the meeting to sign it so you have zero time to spot the ridiculous clauses they will use to make you liable for any money making schemes they think of. They decorate and clean to hide all the faults, only once you’ve moved in will you see how cheaply everything has been done and how old the stuff is which breaks and they claim to have fixed it but will break time and time again. Be aware of how low their “bills included” cap is!! You don’t have time to realise how low the cap is with their contract rushing techniques. Our cap the previous year with a different company in different house was £500 higher than Glenwood’s cap and we had the same number of tenants! We were so careful and managed to stay under by never having the heating on during the winter which really worsened the already extensive damp and was freezing! But we heard of people from uni going over the cap and had to pay bills as well as rent because it’s such an easy thing to miss. Glenwood also just paint over the damp whenever they have viewings to hide it and if you ask them what to do they will ignore it and tell you to "leave the windows open". Thanks. Also, we only got emails saying they were going to have viewings/ visits maybe 50% of the time they actually happened (which is something required by law). Their staff switch from being charming and lovely to becoming often intimidating and make snide and rude comments as soon as something goes wrong. But because it was in person or on the phone they claim the conversation never happened. They made a mistake with some charges once, denied it and when I phoned to try and get to the bottom I was rudely told it would be more helpful if I “got off the phone and paid” with no apology made even when they acknowledged they sent the charge out to the wrong person! You won’t get your full deposit back no matter how clean you leave it! They charge for ridiculous things yet the house is messy when you move in so they clearly don’t actually use the cleaning charges to clean the house! They are not in a property redemption scheme (which is supposed to be required by law) so you can't report them to anyone.

Glenwood are rude, sneaky and sly. They take advantage of students having little knowledge of the renting process and make you feel extremely at ease with them and like they are really going out of their way to accommodate you. However, they never stick to what they are saying. They will have conversations in person and then go back on what they say. This is so there is no evidence to what they 'allegedly' said to you. I have experienced this problem on multiple occasions with Glenwood and would never recommend them to anyone. The quality of properties is good but it is expensive and the staff are sly. I would put no stars if I could.
