Residential Sales

We know that selling property is all about first impressions. Through years of experience, we have refined the process of presenting your property in the best light to achieve the best results. Our sales particulars contain floor plans for the vast majority of properties and are all displayed on our website, Rightmove, Zoopla, Prime Location, OnTheMarket.com as well as in the local press and our prominent town centre window display. Excellent photography, floor plans, engaging descriptions and google street view ensure buyers know a good deal about your property before they arrive at the door.

Residential Lettings

Barbets Lettings department has established strong relationships with our landlords and tenants as we strive to continue as one of the most respected local lettings agencies. We offer three different services:
- Fully Management Service - This service includes advertising, finding a suitable tenant, taking up references, preparation of Statement of Internal Condition, obtaining one month's rent in advance and one month's rent deposit; rent collection, arranging for repairs and maintenance and settlement of accounts thereon, and preparation of monthly statements; half yearly inspections.
- Limited Management Service - This service includes advertising, finding a suitable tenant, taking up references, preparation of Statement of Internal Condition, obtaining one month's rent in advance and one month's rent deposit; rent collection and preparation of monthly statements.
- Letting Only Services (Tenant Find) - This service includes advertising, finding a suitable tenant, taking up references, preparation of Statement of Internal Condition, obtaining one month's rent in advance and one month's rent deposit.

Barbets have served Torbay for 80 years and during this time have built strong relationships with trusted local solicitors. We work diligently alongside your solicitors to ensure a comprehensive service which is empathetic to your situation.

Energy Performance Certificates (EPC)

The Energy Performance Certificate (EPC) is a European Union initiative as part of the drive to improve energy efficiency across the EU member countries. Since 2009 all buildings in the UK that are constructed, sold or offered for rent need an EPC.
- An EPC is required whenever a property is marketed
- The EPC is valid for 10 years
- This applies to all sellers hoping to sell their property and to landlords offering a property for rent.

EPCs must be produced by a registered Domestic Energy Assessor (DEA). We can provide our own in-house DEA who works closely with Barbets to provide the best service at very affordable rates.
