Party Wall Services

Simpson Chartered Surveyors act as Party Wall Surveyors for both Building Owners and Adjoining Owners for a wide range of building projects from small domestic extensions to large multi-million pound commercial developments.

Residential Building Surveys

A survey report will assist you in making the important decision of whether to proceed with the purchase. If defects are identified before that decision is made, you may be able to negotiate a reduction of the agreed price or decide to look for another property. Simpson Chartered Surveyors can prepare a thorough report to suit your needs.

Other Building Surveys

Whether the building is modern or historic, Simpson Chartered Surveyors provide an authoritative building defects inspection service and provide a report recommending repair options with associated estimated costings.

Simpson Chartered Surveyors have a wide breadth of experience in the construction, repair and survey of building types including historic, commercial and industrial and can provide bespoke reports on whole buildings or specific issues and defects.

CDM Co-ordination

As experienced CDM Co-ordinators, we provide the following service:
Provision of statutory notification to the Health and Safety Executive
Preparation of Risk Assessments as required by the Regulations
Preparation of the CDM Information Pack and vetting of the Contractor's Health and Safety Plan
Site inspections
Co-ordination of the Health and Safety File upon completion

Town Planning and Building Regulations

Simpson Chartered Surveyors can advise Clients on the development potential of their property, or a property which they intend to purchase, and can make planning applications on their behalf.

We undertake initial consultations with the local planning authority to seek to ensure, as far as possible, that a Planning Application submitted on behalf of our Clients has a reasonable prospect of receiving approval. However, success of any application, however well-prepared, cannot be guaranteed. If an Application is refused Planning Permission, we are able to advise our Clients on their rights under the appeals procedure and if appropriate, prepare and submit an appeal to the Secretary of State.

Town Planning requirements may be particularly onerous where buildings are of historic interest or located within a Conservation Area. We can advise Clients and where necessary, prepare applications for Conservation Area Consent and Listed Building Consent

Repair and Refurbishment

Simpson Chartered Surveyors provide professional advice for a wide variety of property issues including maintenance, redecoration, repair and full refurbishment of residential, commercial, historic and industrial buildings. We provide a full consultancy service including the preparation of detailed Works Specifications and Schedules, advice on the selection of Contractors and oversee works under a formal contract to ensure a quality effective solution.

Flood, Fire and Subsidence Insurance Claims

Simpson Chartered Surveyors are experienced in specifying and supervising reinstatement of buildings following fire or flood incidents or subsidence problems. We offer a prompt, responsive service including inspection, monitoring and reporting. We also undertake negotiations with Loss Adjusters and Insurers to settle claims on your behalf.

Dilapidations

Simpson Chartered Surveyors advise both commercial Landlords and Tenants on repairing obligations and claims. This includes preparing Schedules of Dilapidations for service on Tenants both during and at the termination of the lease.

Alternatively, we can advise Tenants on dilapidations, both on their potential liabilities and also defending Landlord's claims.

It is essential that Landlords and Tenants consider potential dilapidations liabilities when entering into new leases. We can assist at this stage by providing advice and preparing Schedules of Condition to be attached to leases.
